The following is a mid year summary of our 2010 and 2009 Manufactured Home Community rent
surveys. For the
surveys that will be updated during the second half of 2010, the data covers
2009 and 2008. This report will be
updated in December 2009 when all of our 2010 surveys are
complete.

1,316 “All Ages” communities with 368,429 homesites. The national occupancy decreased 1%
(-3,034 homesites) from the 2009 to the 2010. The national occupancy rate is
81%. 51% of the “All Ages”
communities surveyed are located in
Average adjusted
rents
(rents after deducting services) in the “55+” communities increased 2.6%
from $402 to $412 per month. Many
communities include some service(s) such as water, sewer, trash removal, lawn
mowing and/or cable TV in the monthly rent.
Average adjusted
rents
(rents after deducting services) in the “All Ages” communities
increased 2.1% from $362 to $377 per month. Many communities include some service(s)
such as water, sewer, trash removal, lawn mowing and/or cable TV in the monthly
rent.
Repossessed
Homes –
The number of repossessed homes located in “All Ages” communities has
decreased steadily from 2007.
Approximately .4% of total “All Ages” homesites are occupied with
repossessed homes, down 36% from 2007.
The number of repossessed homes decreased by 19.6% from 2009 to
2010. Repossessed homes are not
significant in “55+” communities.
